This project concerns a mission of a study for the eco-transformation of a factory of 7 000 m ² in Dordives, in conference trade center and a center of seminaries, including youth hostel intended to welcome national and international groups, on a plot of land of 78 055 m ², in the Northeast of the department of Loiret (45), in 90km of Paris - France. AR ARCHITECTES studied to find the architectural, technical and environmental stakes, and so to define the technical feasibility of the project.

Dordives is a city of 2900 inhabitants has a surface of 15km ², served well in term of road accesses.

The landscaped wealth and the cycle of the water through wet lands and greens ponds were taken into consideration.
Surrounding grounds the plot of land are mainly wooded spaces, fields, and nearby business park. A very diffuse housing environment is present east of the site.

Optimization of the programmatic scenario

  • AR ARCHITECTS defined several scenarios according to the accommodation facilities of the existing volumes, in respect for the requests of the client:
    Scenario 1: reception of a public of pers 1200, scenario 2 reception of pers . 850, scenario 3 reception of pers . 600, scenario 4: reception of 450 persons.


Target 1: harmonious relationship between the buildings with its surroundings

  • The site is situated at the heart of a site afforested below the public road network of access, with for objective the interpenetration of the forest at the heart of the building.

  • Spatial reorganization of the building with the demolition of unloading docks situated in the East and the West, as well as superfluous volumes, to preserve that 4 main the Halls with double hillsides.

  • Review of the local architecture, the homogeneity of treatment of the facades of the building by the use of biodegradable materials: wood, coated in the lime.

  • Landscaping: in continuity with the Sablière of Cercanceaux which constitutes a real ecological wealth on the municipality of Dordives.


Target 2: Integrated choices for construction procedures

  • Materials: insulation of all the buildings by agro-materials.


Target 4: energy management

  • Internal comfort: creation of patios and winter garden constituting zones plugs.

  • Management of the solar contributions, by the creation of opening according to the orientation of buildings (ships).

Target 5: water management

  • Water treatment of streaming: creation of green ditch and of wet zones.
