WORK SITE IN PROGRESS : THE SAINT-JUST ADMINISTRATIVE CENTER IN IVRY-SUR-SEINE (94)

START OF WORK ON THE ENERGY-EFFICIENT REFURBISHMENT OF THE SAINT-JUST ADMINISTRATIVE CENTER in IVRY-SUR-SEINE (94) – FRANCE

Located 300 meters from the Town Hall of the city of Ivry-sur-Seine, the Saint-Just Administrative Center brings together several technical and administrative services in this evolving city bordering Paris. The administrative center is composed of 3 buildings, including a former perfume factory, the « Lesquendieu Factory », built in the 1930s with brick facades, and two other extension buildings built in the 1960s -1970s.

The energy-efficient renovation of the Saint-Just Administrative Center aimes to improve the global energy performance of the buildings with the goal of 90 kWhef/m².year (absolute value by 2030 – 15%) in comparison to the buildings’ current energy consumption of : 146 kWhef/m².year. Furthermore, this project also aimes to instore an architectural harmony to all of the building’s facades in order to create a single architectural unity.

To achieve these goals, AR ARCHITECTES (architect and representative of the project) and the engineering consultant VERDI, carried out an exhaustive thermal, bioclimatic and environmental analysis of each facade. This approach allowed us to propose relevant and innovative solutions, adapted to the architectural, technical and climatic characteristics of each facade in order to optimize the scope of work.

For the facades suffering from extreme summer heat, and those suffering from thermal loss in the winter, our solution is to propose an exterior thermal isolation by biosourced materials (rigid wood fiber panels). All the current windows and doors will be replaced by double-glazed frames equiped with different heat-protection system like the Venitian blinds integrated in the glass. This is a discreet solar protection device ensures summer and winter comfort for users while preserving the appearence of the brick facades. The materials used are biosourced, recyclable, highly performent that require minimal maintenance.

Our team instored an architectural harmony to all of the building’s facades by choosing metal panels and mineral coating using the same light-toned shade. The exterior thermal insulation will be lined with a mineral coating, while the brick facades of the 1930s building will be cleaned and the moldings refinished. All the exterior frames and doors will be anthracite gray. These color choices aim to recreate the exterior appearance of the old perfume factory.

This innovative and ambitious project aims both to transform all of the buildings of the Saint-Just Administrative Center into and energy efficient building, while ensuring maximum comfort for users, and enhancing the heritage architecture of the city of Ivry-sur-Seine.

Lastly, given the High Environmental Quality approach that was applied to this project, the town of Ivry-sur-Seine obtained subsidies from the « Fond Vert » (314 545 €) and the « Métropole du Grand Paris » (683 784 €).
